Retrofit .- South Barn - Lurkenhope, Knighton

SouthBarnStarted.jpg

The first step with retrofit is to survey the property and assess what exactly needs to be done. Every element of the building is looked at and analysed to ensure that any improvements will work far into the future. A detailed plan is then put together with costings approved by the customer. It is particularly important with older properties that breathability is maintained.

An application is then made to building control for permission as well as a planning application if needed.

A damp proof course is added and an framework

of timber is added to the face of the wall. This frame is filled tightly with woodfibre insulation. there should be NO gaps in the insulation layer as these lead to a coldspot or thermal bridge. Attention to detail is  essential throughout the work.

On this property we dug down to ensure exellent drainage and installed load bearing insulation which helps overcome cold spots at the base of the wall. This recycled glass insulation is completely invulnerable to moisture so is exellent in the ground.

A denser t&g woodfibre board is then fixed over the whole surface. As this forms a seemless layer it avoids thermal bridging and so adds a very useful amount of insulation.

On this build we also use granulated cork to fill voids as it flows into awkward spaces. This is very quick to do and ensures breathability and is of course an excellent insulator.

Detailing around windows and doors is particularly important as this is water can make its way into the wall. On this project we used a durable wooden cill which then has a metal overcill fixed to it. The oak window was then installed, again ensuring no gaps around the window. The wall was then lime plastered directly onto the woodfibre or it was battoned and reweatherboarded.
